Property Shoot Preparation Checklist

My goal is to photograph your property with the highest quality of beautiful images that will wow your potential clients and guests. Whether it be an airbnb, real estate, business or just having some beautiful images of your place to cherish, I want to ensure your photoshoot goes as smoothly and safely as possible. I’ve put together this preparation checklist of things you should do prior to your scheduled shoot.

GENERAL PREP

Be shoot-ready: It may seem obvious but every room should be clean and tidy. Clean tables, counter-tops, bedside tables, mirrors, remove magnets and family pictures. Any and all cleaning products should be hidden away in all rooms and outdoor spaces. Also remove all personal items from spaces. You don’t want your guests feeling like they’re intruding on your home. As a general rule, if you can see it…the camera can too.

Plan not to be seen: All occupants should plan on either being off site or remain in areas where they can’t be seen. This includes home owners, agents/managers, kids and pets (unless they’re included in the shoot).

Use the garage: I usually don’t photograph the garage so this is a good place for storage.

INSIDE PREP

Hide wires/remotes: One of our pet hates is wires and cables dangling all over the place. Wherever possible please try to hide or tuck them away. Unplug whatever you can or use blue-tack to tape them behind other items and out of sight.

Prep linen: Straighten all curtains, blinds, bed linen, towels, cushions, etc. Iron them if obvious creasing is present. Add some soften stark white bedding with textured throw rugs and cushions. These add interest, make the bed plusher and photograph beautifully.

Check lights: I’ll determine on the day whether or not to have the lights on but please make sure all lights are working. Replace bulbs that have burnt out including cooker lighting in the kitchen. Lamps are a great addition to bedroom and living areas too. Lighting adds warmth and life to a home, even in daylight hours.

Bathroom Prep: I’m not against photographing bathrooms, some look great. But, please ensure the toilet lid is completely closed and there is no bin or toilet brush in sight! Eeek!! Also, make sure you remove all personal items from the vanity, such as toothbrushes, makeup, etc. and have the shower area clean, dry and free of personal shampoos and other products. Mirrors should be clean and streak free. Decorative unused soaps, candles, flowers, etc are preferred and make nice styling extras.

Kitchen prep: Make sure your countertops are clean and clutter-free. A few items are usually fine but dishes, sponges and rags should all be put away along with the trash bins. It’s best to remove magnets from the refrigerator and any personal items.

Bedroom prep: Make sure all beds are nicely made, nice pillows and throws make for a comfortable setting. Remember, you want your guests to vision themselves staying here. Hide all cords, remove portable fans, remotes, cables, etc.

Open blinds with views: Your interior photos will show outdoor views if there is a nice view to showcase or just light if a window looks onto a neighbour or an unappealing view.

Turn off ceiling fans: Before arrival, please make sure all ceiling fans are turned off.

OUTSIDE PREP

Clear the cars/bins: Make sure no cars or bins are in the driveway when possible. I want to get as clear a view of the property as possible.

Prep the yard and deck: Ensure your outside areas are looking neat and tidy. Sweep the deck, mow the grass and remove weeds. Remove covers from BBQ, pool and spa. Remove garden hoses, clean any dog poop from the yard and wipe down patio furniture.
